PROJECT INTRODUCTION

Aura Montenegro presents a unique project of capital importance for the development of contemporary Montenegrin architecture, elite tourism, and hotel industry. The project was formed after several years of research of its architectural imagery and visualization, as well as exploring the quality of the location whose development was also extremely important vis-à-vis overcoming the restrictions of the existing transport infrastructure and other spatial limitations.

PROJECT SIZE

The presented complex of business-hotel facility was born through an exploratory visualization of the potential of a 16,800m2 area with 4.5 FAR (floor-area ratio) which enables building of 76,000m2 of over-ground surfaces for residential and business purposes, as well as 30% of additional space for building a parking lot or garage (12,000m2) and other business/commercial units (10,000m2), which constitute an added value to this architectural solution.

ADDITIONAL CONSTRUCTION PASSAGE

Besides the tower, the planning conditions also allow for constructing a passage of 16m in width, accommodating additional business and commercial points and contributing to the overall visual effect of this unique observatory. The passage enables the tower and gallery customers an uninterrupted communication with the seafront itself as well as the dynamic open area accommodating exclusive restaurant facilities – a relaxing and blending zone of users from both the outer hospitality area and the especially luxurious interior and underground space.

ARTISTIC ELEMENTS

Such and similar structures show how much the correct visualization of biomorphic forms are an important element of the development of the Montenegrin Coast in the context of better study of forms and colors used for centuries by the natural coastal applied in manifestations given within the study of the outer architectural space.
